Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.

Section: A drawing of a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation.
Electrical Plan: A schematic layout of all lighting and electrical outlets.

Q:Is the wall between the garage and the shop a load bearing wall?
On the garage 1st floor, the interior bearing wall is the garage/shop wall.
Q:1. How high are garage ceilings? 2. How wide is 2nd floor living area? 3. Could I get plan with vaulted ceiling for 2nd floor
A:This design is currently drawn with 9’-0” tall ceilings on the main floor. The second floor loft has a width of 37’-0”.
We can certainly customize this design to your specifications. Currently the second floor has 8’-0” ceilings through the center that slope down to 4’-4” high walls on the side. The slope starts a couple feet away from the walls so the majority of the loft has 8’-0” tall ceilings. At the dormers (balcony and office) the ceiling height maintains 8’-0”. To provide you with a quote for creating a vaulted second floor, please contact our modifications department.
Q:How is the rainwater dealt with on the outside deck over the carport? Thanks- Tim

The plans specify a water proof membrane on the balcony. The membrane is sloped to a drain which is connected the other drain for the rest of the roof.
